KEEPING STONE HARBOR & AVALON AHEAD OF OTHER JERSEY SHORE COMMUNITIES
Here are four things that keep the Avalon-Stone Harbor Vacation Home Real Estate Market ahead of the other Jersey Shore Vacation communities:
Financial Strength of the Avalon and Stone Harbor owners - the overwhelming majority of owners are strong financially because they usually purchase a property that is less than they can afford and they generally put more down payment than is necessary when getting a mortgage.
Zoning Codes contributing to less population density - Stone Harbor and Avalon have for 70+ years enacted very strict zoning codes compared to most vacation home communities. For the past 70+ years only single family homes have been allowed to be built east of Dune Drive/Second Avenue in both communities, unless the specific area was commercially zoned. The strict zoning codes have kept density low contributing to the “supply and demand” concept.
Quality Construction - With all of the new construction in both Avalon and Stone Harbor over the years, only 10% to 15% is being built for speculation by builders or developers. The overwhelming majority of new construction over the past 20+ years has been custom building with designs by outstanding architects and quality builders who prefer to build custom homes. This provides higher quality and more diversity in design, compared to island building in the 1950’s to the 1980’s when new construction was usually “builder grade” construction. The value of the land increases partially because of the quality of the construction. When custom homes are sold, they then contribute to land selling for higher prices.
Proactive Government - Avalon and Stone Harbor governments dealing with building a strong and protective “Dune System” and maintaining the best beaches along the New Jersey Coast |
