AVALON AND STONE HARBOR REAL ESTATE MARKET UPDATE...

CURRENT SINGLE FAMILY HOME SALE MARKET UPDATE
There are 48 single family homes currently FOR SALE in Stone Harbor and 84 in Avalon as of 1-19-2018. The number of single family homes FOR SALE has dropped by 13 in Stone Harbor and by 2 in Avalon from the same date in 2017. This is a 7 month sale listing inventory of Single Family Homes in Stone Harbor and a 6.7 month inventory in Avalon currently FOR SALE. The average days on market for single family homes currently FOR SALE in Stone Harbor is 284, and in Avalon 274 which is higher in Stone Harbor and lower in Avalon than in 2017. In 2017 the average days on market for single family homes SOLD was 228 in Stone Harbor and 190 in Avalon.
In 2016, 83 single family homes SOLD in Stone Harbor, the same number as in 2016. In Avalon, 151 single family homes SOLD compared to 138 in 2016. In the peak years, between 2003 and 2006, the most single family homes ever sold was 101 in Stone Harbor in 2003, and 216 in Avalon in 2004.

There are 18 condominium units currently FOR SALE in Stone Harbor and 47 in Avalon as of 1-19-2018. The number of units FOR SALE has dropped by 9 in Stone Harbor and by 17 in Avalon from the same date in 2017. This is a 5 month sale listing inventory of Condominiums FOR SALE in both Stone Harbor and Avalon. The average days on market for condominiums currently FOR SALE is 194 in Stone Harbor and 174 in Avalon which is lower in both Stone Harbor and Avalon than in 2017.
In 2017 the average days on the market for condominiums SOLD was 229 in Stone Harbor and 179 in Avalon. In 2017, 43 condominium units SOLD in Stone Harbor compared to 49 units in 2016. In Avalon 113 condominium units SOLD compared to 91 units in 2016.
